Parcel Map Approval (Subdivision into Four or Fewer Parcels)


After the tentative map for the project is approved, the Parcel Map survey data must be reviewed and approved by the City Surveyor before the developer can proceed with construction.

A checklist identifying what needs to be included in the parcel map submittal is available in the Engineering and Transportation Division of Public Works. The needed documents are then submitted for review through the Planning Division.

Steps:
  1. Applicant submittal of the parcel map, along with other required data, to the Planning Division, 10 days after the approval of the tentative map;
  2. Planning Division forwards the Parcel Map to Engineering and Transportation for review (initial review is normally done within two weeks of receipt);
  3. Comment-marked copy of the map is sent to the Developer's Surveyor/Engineer for revision. This can be repeated many times if the original comments are not adequately addressed;
  4. Upon completion of the review, the City Surveyor and City Engineer sign the map. Director of Public Works then gives final approval;
  5. Upon final approval, the map is sent to the developer's Title Company, where the process is completed before filing by the County Recorder.
The parcel map is not effective until it has been recorded.
