A tenant improvement is any alteration to a commercial or industrial tenant space or structure. Before any work may be done, a Building Permit and related permits (electrical, mechanical and electrical must be issued.
Permit fees depend upon the size of the dwelling and other factors. For minor tenant improvements and tenant improvements without structural work:
- Submit a completed Building Permit Application, two sets of plans and other submittal requirements to the Building Division at the City Hall - Permit Center. A plan checker will verify the completeness of your submittal.
- Give additional two (2) sets of plans to the Planning and Fire staff at the Permit Center for review and approval.
- Return all plans to Building for final review and approval.
- Pay remaining fees and receive the permit
For major additions and those with structural work, the submittal requirements are the same; however, the review takes longer.
- Submit the development application and required number of plans to Building and other departments for review.
- Make revisions to address the review punchlist of missing, incomplete or inconsistent code items and resubmit for final review.
- Pay required fees before permit is issued.
It is the permit applicant's responsibility to schedule the required building inspections. Look on the reverse side of the Building Permit for the sequence of required inspections.
