Park Dedication


There is a requirement to dedicate land, or pay an in-lieu fee for public park and recreational purposes as a condition of approval of the following applications for residential purposes:
  • tentative subdivision map
  • parcel map
  • use permit
  • planned development
  • site plan review, or
  • building permit
Steps include:
  1. Developer indicates a preference to either dedicate land, pay an in-lieu fee, or do a combination of both upon filing of a development plan for approval;

  2. City determines the requirement: dedication of land, payment of an in-lieu fee, or a combination of both for subdivisions or developments containing more than 50 dwelling units;

  3. For those containing 50 dwelling units or less, only the payment of an in-lieu fee is required;

  4. Qualifying private park and recreational areas may receive partial credit against dedication or fee requirement.
