A tentative parcel map is required for all commercial, industrial, and residential development where parcel/ parcels of land are to be subdivided into four or fewer parcels.
Tentative parcel maps help insure healthy, attractive neighborhoods in accordance with:
- State Subdivision Map Act
- City Subdivision Regulations
- environmental, zoning, and building regulations
- General and Neighborhood Plans
- requirements of the Public Works, Fire and Police Departments
Steps include:
- Make an appointment with the Development Review Engineer to determine applicable regulations and materials to prepare.
- Submit a completed application and required materials to the Planning Division.
- Within 30 days of submittal, the Development Review Engineer will notify the applicant whether the submittal is complete or whether revisions and additional information are needed.
- After the Engineer has declared a submittal complete, a preliminary meeting is scheduled to review the project and its impact (includes the applicant, the owner, any occupants, the applicant's engineer, City staff, neighbors residing within 300 feet of the property and the general public).
- Either the Planning Director will make the decision (approve or deny) or it will be referred to the Planning Commission for a decision (conditionally approve, deny, hold over for redesign with applicant approval, or refer to theCity Council).
- Decision of the Planning Commission is final unless appealed within 10 days to theCity Council.
The process takes approximately three months after the application is declared complete. Revisions, resubmittals, the need for an Environmental Impact Report, and appeals to the City Council may increase processing time.
