Rental Registration: Under A.R.S. Section 33-1902 an owner of a residential rental property must register the property with the county assessor. Failure to register the property or update information may result in daily fines.
Residential Rental or Leases: The Town of Queen Creek privilege (sales) tax rate on residential rental income is 2.25%. Residential rentals are not taxed by the State or County. Owners of residential rental property in the State of Arizona must register their property with the Assessor in the county where the property is located.
Commercial Rentals or Leases: Commercial leases are taxed at the combined rate of 2.75%. The Town of Queen Creek privilege (sales) tax rate on commercial rental income is 2.25% and the Maricopa County rate is .5%.
How to File: The Town of Queen Creek is a program city which means the Town is in the State's collection system. Income from rental property within the Town of Queen Creek is reported to the State on the Arizona Transaction Privilege Tax (TPT-1) form. Arizona Privilege Tax Return The State then remits the tax to the Town. If you have rental property located within the Town limits, you are required to apply to the State for a transaction privilege tax license on the State's joint application form, Arizona Joint License Application.
